Introduction to Roof Repair
When it comes to roof repair, even minor roof deterioration can lead to serious roof problems if left unattended. Any building or household problem must be carefully resolved from the early stages to avoid getting a lot worse over the course of time.
Roof Damage – Causes
There are many factors that may contribute to the wear and tear of a roof. First of all, environmental conditions are the main reasons as to why roofing materials become deteriorated, thus exposure to weather, extreme temperatures and air pollutants can shorten the lifespan of your roof. Some roofing materials may get damaged more or less from environmental agents. Whilst inorganic roofing materials tend to deteriorate less rapidly, exposure to various elements can cause serious problems to organic roofing materials, whereas weather severities such as hail may damage roofs despite of the materials they’re made of.
Wind is another element that may affect the condition of your roof top. Whilst mild winds pass without any consequence, moderate intensity winds and strong winds can lead to damaging your roof. Roofs are not made to withstand extreme winds of hurricane and tornado intensity, and flying debris can also end up causing great damage to roofs. To counteract the effects of blowing forces, the roofing and insulation must be properly secured to the roof deck, which leads to another cause of roof damage and that is: unreliable design.
Roofing problems are often the result of an inefficient design of the roof system. In some situations, faulty designs are discovered and corrected during roof repair and re-roofing, but in other situations, deficiencies remain unattended and cause various problems over the years.
An improper roof system may involve weak roof structures that can lead to the splitting of the roof membrane, inadequate drainage or insufficient drains that may result to water accumulation, inadequate changes in deck material and the use of incompatible roof materials, etc. All these and several others can affect the quality and durability of a roof, resulting in the necessity of undergoing serious repair works and even the replacement of the roof.
Roof Repair versus Bad Weather
If your roof does need reconditioning, do not attempt to do any repair work unless the weather is fine. Not waiting for severe weather to cease may impose a great deal of danger due to the possibility of lightning strikes, slipping on wet shingles, falling off after being pushed by strong wind or hit by flying debris etc.
Inspection and repair work must be tackled with extreme care after a storm because severe weather can leave the roof in a hazardous condition. Emergency repairs can be performed if the roof problems threaten to cause further damage to the interior of the building, however if that is not the case, it is best to wait for a professional roofing contractor to assess the condition of the roof and to perform the necessary repairs.
Minor Roof Repairs versus Major Roof Repairs
Generally, if the roof is in a good condition and requires only minor interventions, these can be taken care of by the owner himself. In case the problems of the rooftop are severe, or if the minor repairs will only postpone a more serious damage, then the homeowner should consider hiring a roof specialist for ensuring proper, permanent repairs.
